How Damp Proofing Works!

Damp proofing services have recently seen an increase in demand. Consequently, due to the increase in bad weather across the country. Although, if you have not already thought of damp proofing your basement, you should consider it.

The Difference between Basement Tanking and Damp Proofing

Commonly, Basement Tanking refers to installing a plaster-like substance called Tanking Slurry. So as the tanking slurry will prevent all forms of external moisture ingress, it needs a nice coat and seal. Although, Tanking doesn’t cover all water / damp proofing techniques like cavity drainage systems.

Waterproofing Techniques

Basement Waterproofing comes in a few set types. Firstly, there is Type-A which is Barrier Protection, which gets commonly referred to as Tanking. Additionally, the materials used are typically Cementitious Slurries and Powders, Bonded Sheet Membranes, Liquid Applied Membranes, and Geosynthetic Bentonite Clay.

Secondly, another type of waterproofing is Type-B, which refers to Structural Integrity Protection. So Type-B relies on the design and materials incorporated into the external shell of the building’s structure. Additionally, these methods are essential to creating the structure, specification of materials, and the quality of work involved.

Conclusively the remaining waterproofing method is called Type-C, meaning it is Drained Protection. So the drainage may be in the form of a cavity drainage system, such as a Cavity Drain Membrane. This type of Waterproofing is installed externally or internally on the floors and walls of the basement structure. Although it’s a waterproofing method, it is not preventative and is a method of managing water.

Types of Basements :-

A Daylight Basements location is on a sloped property, where part of the floor is above ground with an externally facing door. The elements of the floor that are lower than the ground level will be the actual basement space and will have ventilated windows attached to prevent any damp problems.
The look-out basement, is primarily constructed on a flat area where the basement walls go above the ground level with the windows above ground.
Walk-Up Basements consist of an exterior entrance through a stairwell with basement doors to help prevent the build-up of rainwater.
Fully Underground Cellars primarily get used for storing wine or household items. So, it has to remain at a consistently cool temperature.
An underground Crawl Space is where someone can not stand up and crawl on the ground below. Although typically used for storage, it has its purpose for rat/pest control.

On average new build homes have an average of 4 Metres per wall. So a square room in a new home is 16 Linear Metres. Linear Metres are different from Square metres as a room may consist of different walls.

Room Clearence

Before work can begin, we will expect the room to be damp proofed to be cleared, meaning nothing is on the floor, and there is clear access to all walls top to bottom.

Doors, Windows and Chimneys

Ensure the length still covers doors and a flush measurement around windows and chimneys. Although there may not be much damp proofing on doors, extra steps are required to work around it, e.g. refitting door frames.

When is Tanking Required?

When a property, or a part of it, is below or at ground level, then basement tanking is essential. To illustrate, if you do not waterproof your basement, there may be a build-up of moisture.

A water build-up, or moisture, causes hydrostatic water pressure. Additionally, pressure then exerts itself onto main structure points like floors and walls. Therefore the pressure results in water penetration through joints, fractures and structural weak points in the basement.
